Park Medi World has signed a 28-year agreement with Axis Educational Society for the operation and management of a 300-bed hospital in Kanpur. The deal is executed through its wholly owned subsidiary, Aggarwal Hospital and Research Services Private Limited.
Deal highlights
The agreement covers renovations and modernization of the facility, with Park Medi World operating under an asset-light model. The key terms of the arrangement are outlined below.
| Parameter | Details |
|---|---|
| Partner | Axis Educational Society |
| Agreement duration | 28 years |
| Hospital capacity | 300 beds |
| Location | Kanpur, Uttar Pradesh |
| Scope | Operation and management, renovations, modernization |
| Business model | Asset-light |
| Effective date | No later than April 1, 2027 |
| Revenue share | 6% of collections |

Scope of the agreement
The deal encompasses the operational management of the 300-bed hospital along with responsibility for its renovations and modernization. By adopting an asset-light approach, Park Medi World takes on management responsibilities without direct ownership of the underlying physical assets, a structure that limits capital expenditure requirements for the company.
The facility, named Axis Hospital and Research Centre, is located at Milestone 478, Chakeri Ward, Hathipur, Rooma, NH 2, Kanpur. It spans approximately 1.2 lakh square feet of covered area. The hospital will be renovated and re-equipped to offer multi-super speciality services before commissioning by the end of the current financial year.
Financial terms
Aggarwal Hospital and Research Services Private Limited will pay Axis Educational Society a revenue share equivalent to 6% of collections, subject to applicable taxes. This payment is subject to a minimum guaranteed amount of ₹20,00,000 per month inclusive of GST during the first year from the effective date. Thereafter, the minimum guarantee remains at ₹20,00,000 per month plus GST.
Strategic context
The arrangement extends Park Group's growing footprint in Uttar Pradesh and reinforces its strategy of building density in the state through a mix of owned, PPP, and asset-light operating models. Kanpur serves as a major industrial and commercial centre with a substantial urban and semi-urban catchment.
Park Group is North India's second largest hospital chain, currently operating 17 hospitals with a combined capacity of approximately 4,300 beds. Together with this Kanpur facility, the group is integrating six additional hospitals and expanding capacity at three existing units, which will add 2,300 beds to the network. Total capacity is expected to reach approximately 6,600 beds.
