Vornado Realty Trust has completed the acquisition of a 49% interest in Park Avenue Plaza, a Class A office building located at 55 East 52nd Street in New York. The property was acquired at a gross valuation of $1.1 billion, equating to $950 per square foot, which represents a significant discount to replacement cost. This acquisition strengthens Vornado's presence in the Plaza District, complementing its existing holdings including 280 Park Avenue and 350 Park Avenue.
Park Avenue Plaza is a 45-story building comprising 1.2 million rentable square feet. The trophy asset is 99% occupied by blue-chip tenants and features an 11-year weighted-average lease term with substantially below-market rents. The building occupies the full through-block between East 52nd and East 53rd Street and offers protected Park Avenue views.
Transaction Details
Vornado acquired its interest subject to its share of the $575 million loan encumbering the property. The loan bears interest at a fixed rate of 2.99% and matures in November 2031. The acquisition was executed through a previously announced agreement.

Ownership and Management
Fisher Brothers retains its current 51% ownership interest in the property and continues to manage and lease Park Avenue Plaza. Vornado and Fisher Brothers will exercise joint control over major decisions regarding the asset. The property is located directly across 52nd Street from Vornado's 350 Park Avenue development site.
