Overview

DXC Technology is relocating its Bengaluru campus housing over 20,000 employees from Electronics City to Prestige Lakeshore Drive on the ORR, following the sale of its previous 20-acre campus for Rs 400 crore. The move contrasts with recent exits by Swiggy and BlackBuck, who cited ORR's infrastructure challenges including traffic congestion and poor connectivity. Despite these concerns, the ORR corridor contributes $22 billion to Bengaluru's IT revenue, while metro connectivity is planned for completion by December 2026.

DXC Technology is set to relocate its Bengaluru operations from Electronics City to Prestige Lakeshore Drive in Bellandur on the Outer Ring Road (ORR), despite ongoing infrastructure challenges that have prompted several other companies to exit the corridor. The US-based IT firm, which employs over 20,000 people in Bengaluru, will establish its new campus at the tech park located next to Bellandur Lake.

Campus Relocation Details

The move follows DXC Technology's sale of its 20-acre Electronics City campus to real estate developer Sattva Group for around Rs 400 crore. Sources suggest the company may be seeking more cost-effective options following the campus sale. However, employees have expressed concerns about poor accessibility to the under-construction tech park and potential commuting challenges.

Parameter: Details
New Location: Prestige Lakeshore Drive, Bellandur
Employee Count: Over 20,000
Previous Campus Sale: Rs 400 crore to Sattva Group
Campus Size Sold: 20 acres

Global investment firm Blackstone has separately leased approximately 4.5 lakh sq ft of premium office space at Prestige Lakeshore Drive, indicating continued investor confidence in the location.

ORR Infrastructure Challenges

The relocation comes at a time when several companies along the traffic-clogged Central Silk Board-KR Pura stretch are exploring alternatives due to persistent infrastructure issues. The ORR faces multiple challenges including:

  • Narrow and damaged roads
  • Severe traffic congestion
  • Water shortages
  • Flooding during monsoons

Despite these issues, IT firms along the ORR contribute nearly $22 billion, representing about 32% of Bengaluru's total IT revenue according to the Outer Ring Road Companies Association (ORRCA).

Other Company Exits

DXC Technology's move contrasts sharply with recent departures from the ORR corridor. Food delivery platform Swiggy relocated its corporate headquarters from Embassy Tech Village in Bellandur to Sumadhura Capitol Towers in Whitefield. Logistics platform BlackBuck also announced its exit from the ORR corridor, with CEO Rajesh Yabaji citing poor infrastructure in a September 16 social media post. BlackBuck subsequently decided to split operations between Whitefield and Koramangala while remaining in Bengaluru.

Company: Previous Location New Location Reason
Swiggy: Embassy Tech Village, Bellandur Sumadhura Capitol Towers, Whitefield Better connectivity
BlackBuck: ORR corridor Whitefield & Koramangala Infrastructure concerns

Future Infrastructure Plans

The ORR Metro corridor, part of the Blue Line connecting Central Silk Board to KR Pura, is scheduled for completion by December 2026. However, industry observers remain skeptical about the timeline given the city's history of infrastructure delays.

Prestige Group is developing additional infrastructure improvements, including seamless flyover access to the campus at its own cost. Future plans include direct metro connectivity, e-bus integration, and a proposed Greater Bengaluru Authority-PPP project to transform Lakeshore Drive into a boulevard-style urban corridor.

Current Construction Status

The Prestige Lakeshore Drive campus remains under construction, with workers currently engaged in basic infrastructure activities including electrical wiring, putty work, and ventilation equipment installation. While the building structure appears largely complete, interior and services-related work is still pending.
